Do you need a survey before buying property in Southwest Florida?
Most buyers focus on the inspection and forget the survey. In Southwest Florida, where lots sit tight against the water and older neighborhoods have shifting fence lines, the survey is often the document that saves you the most money and trouble.
What a survey actually tells you
A boundary survey shows the legal limits of the parcel and where the corners are. It also flags improvements that cross a line, like a neighbor’s fence, a shed, or a driveway that sits partly on your land or yours on theirs.
That matters before you own the property, not after. Once you close, an encroachment becomes your problem to resolve.
Why it matters more on the coast
On the barrier islands and canal communities from Siesta Key to Punta Gorda, lots are narrow and seawalls, docks, and pools are close to the line. Small errors get expensive fast.
On waterfront parcels, a coastal survey also locates the shoreline, the seawall, and any dock and ties them to your boundary, so the frontage and structures are clear before you buy or build.
When a survey is required, not just smart
Lenders and title companies often require a survey before financing or insuring a purchase. If you plan to build, fence, or add a pool soon after buying, you will need one anyway.
